The southeast Valley was the. One of the main topics discussed was the three top areas for economic development: Estrella Gin Business Park, the area surrounding Copper Sky Recreation Center and the 1. City Center. Estrella Gin is a 5. Edison Road and Roosevelt Avenue. Council members and the executive team all agreed the best option for Estrella Gin would be a container park. This follows the same concept as Container Park in downtown Las Vegas, which some of the council members had visited. It would consist of shipping containers used to hold small businesses. The city envisions rented spaces being a mixture of boutiques, restaurants and nightlife. Council members said this would be the cheapest option to build while allowing for the greatest variety of businesses.“We plan to use this as an incubator,” said City Manager Gregory Rose. We’re just there to help them get out of their homes.”. Container Park in downtown Las Vegas is seen as an inspiration for Maricopa city leaders looking to develop Estrella Gin Business Park. Chase Stevens/Las Vegas Review- Journal. Moving forward, the plan is for the city to continue pursuing more developers and surveying local business owners to gauge how much rent they could afford for the area. At the same time, the city will pursue relationships with developers for the area around Copper Sky. Council members want to solidify these relationships so that upon completion of Estrella Gin and the State Route 3. Copper Sky. The goal is to have a hotel in that area. Once these two areas and the 3. City Center. This will likely include professional businesses and industries.“We want it to be a step- by- step process,” said Mayor Christian Price. Although the city has narrowed down what it wants to see in these areas, it all depends on securing developers. The city has attempted to bring businesses to these areas for a couple of years now, to no avail.“I am getting frustrated with this project,” said Councilman Vincent Manfredi. We need to stop talking about what should happen, because we know what should happen.”The issue lies with funding and developers. Developers need to have some assurance that they will have renters to occupy the space should they build something. Councilman Henry Wade called upon local business owners to make a commitment to the area, saying the city has provided rental space opportunities in the past, but no businesses wanted to be the first to move.“We’ve done our due diligence,” he said. He said any developments in the city need to be completed correctly, not just completed for the sake of building something. He said persistence and longevity are key factors to making that possible. He also noted, for business owners’ sakes, that although Estrella Gin seems like an out- of- the- way location currently, it will turn into a hub of activity. He referred to the land Coper Sky sits on, saying nobody crossed the railroad tracks before the recreation center was built — now it’s a high- traffic area.“If developers aren’t coming to us, we have to lay out the vision for them,” he said.
